These Terms and Conditions form part of your transaction with us and
must be signed and returned to us with your deposit.
The hirer will be responsible for ensuring that all persons attending
will be aware of these conditions.
Bookings: Telephone or email bookings will be held for five days pending
receipt of the booking deposit and the booking form. The booking cannot
be confirmed until both are received.
Deposit & Payment: A non-refundable deposit of 25% (or a minimum of £75)
is payable on booking, with the balance, plus damage/security deposit,
to be paid no later than six weeks prior to the date of arrival. Unless
the balance and security deposit are paid by the due date, we reserve
the right to cancel the booking and retain the deposit. All prices
quoted are per property, per week, and are subject to amendment at any
time. However, once a deposit is paid, there will be no alteration to
the price quoted at the time of booking.
Damage/security deposit/bond: A deposit of £100.00 is required to cover
any breakages and cleaning, in the event that they not are left in a
condition comparable to that of the guests' arrival. This deposit must
be paid with the final balance. Charges for damage, breakages,
outstanding bills and any extra cleaning required if the property is
left in an unacceptable state will be taken from your damage deposit.
The damage/security deposit will be refunded, in sterling, by BACS
transfer directly into a bank account nominated by you or by cheque
within 2 weeks of your departure (or a credit card number can be taken
and held as security).
Maximum occupancy: The maximum number of people accepted at the property
is as stated on the booking form. Parking a caravan or pitching a tent
in the grounds is strictly forbidden at any of the properties, and only
one car is allowed. Failure to observe these conditions could result in
your party being asked to leave the premises.
Arrival and departure: You must telephone the owner during the week
before arrival to arrange your approximate arrival time and key
collection arrangements. You are asked not to arrive at the property
before 15.00 hrs (unless stated otherwise) on the day of arrival and to
leave by 10:00 hrs on the day of departure. Any visitors still at the
property after the leaving time on their departure day, without prior
permission from the owner, will be liable for one extra day's charge
which will be deducted from the damage/security deposit.
Leaving the property in good order: Your accommodation will be fully
cleaned prior to your occupation. Guests will be expected to keep the
accommodation clean during their stay and leave it in the condition in
which they found it. You agree to keep the holiday home in its entirety
clean and in as good order as at the commencement of your holiday. You
also agree to compensate the property owner for any breakages incurred
during your holiday. You must also leave the property and furniture in
the same arrangement and condition as when you arrive. Basic cleaning
between lettings is included in your holiday price, but the owner
reserves the right to deduct the cost of any extra cleaning above and
beyond this from the damage/security deposit.
Cancellation:
CANCELLATION BY HIRER If we receive notice of cancellation less than 60
days before your arrival date, you will be charged the full amount due,
unless we can re-let the property, in which case you will be charged
£100, to cover our expenses. The party leader must cancel the holiday in
writing and send it by recorded delivery to the owners.
CANCELLATION BY PROPERTY OWNER. If for any reason your holiday has to be
cancelled by the property owner, any monies paid by the hirer will be
refunded.
Complaints: If any problems arise regarding your accommodation, then
you, the holidaymaker, must try to resolve them during your stay at the
property.
Access to the property: The owner of the holiday home or his/her
representative shall be allowed any reasonable access to the property
during the holiday tenancy by appointment except in case of emergency.
If there are any other reasons why access may be required (e.g. in the
case of adverse weather conditions, repairs etc) you will be notified of
this possibility upon arrival.
Travel Insurance: We strongly recommend that you take out comprehensive
travel insurance. This can save you much heartache and money, if, for
example, you should need to cancel the holiday at a later date. All
party members should have insurance cover for personal belongings and
public liability, as these are not covered by the owners insurance. The
owners do not accept any liability for any losses that may be incurred
for which insurance is available.
Pets: A small dog is allowed by prior arrangement, and strictly on the
understanding that they are not allowed on the furniture, and are never
left in the property unattended (after all this is their holiday also!).
Dogs should not be allowed inside if they are wet or dirty. Whilst
outside, they must be kept on a lead at all times, and in the interest
of hygiene and safety, all excrement must be removed from around the
property. We expect all dog hair to be removed from carpets, furniture
etc. before you leave.
Smoking: Is STRICTLY forbidden inside the property. You may smoke in the
garden or grounds providing any cigarette/tobacco remains are disposed
of responsibly.
Prices: Except where otherwise stated, prices include bed – linen and
towels. Electricity is via a pay meter (£1 coins). And paid as used.
Additional Cleaning - Iona:
Where the premises are not left in good order and additional cleaning
fee of £25 will be charged.
Finally: The Property Owners or their representatives reserve the right
to terminate the Tenancy immediately if any of the above conditions are
not observed.
FORCE MAJEUR: We do not accept liability in any circumstances where
performance of the contract is prevented by reason of: war or threat of
war, riots, civil strife, terrorist activities, industrial disputes,
natural or nuclear disasters, fire, flood or adverse weather conditions,
acts of God, closure of ports or airports, epidemics, government action
or any similar events outside our control.
